Where roofs actually leak

Water rarely comes in through the middle of a sound roof. It comes in where the roof is interrupted. Pipe boots are the most common source we find: the rubber collar around a plumbing vent cracks after years of Florida sun and lets water run straight down the pipe.

Flashing is the next most common. Wherever a roof meets a wall, a chimney, a skylight or a change in roof pitch, a strip of metal is doing the work. When it corrodes, lifts or was never sealed properly, water gets behind it.

Valleys carry more water than any other part of the roof, and they collect leaves. Nail pops, where a fastener backs out and pushes up through the shingle above it, leave a small hole that drips during every heavy storm.

Why the stain is not where the leak is

Water that gets under the roof covering runs along the deck and down the rafters before it finds somewhere to drip. A stain in the middle of a bedroom ceiling can start several feet uphill, sometimes on the other side of a ridge.

That is why we trace leaks from the attic as well as the roof. Patching the spot directly above a stain often fixes nothing, and the stain comes back after the next storm.

Repairs by roof type

On shingle roofs, we replace damaged shingles with matching ones where they are still made and re-seal lifted tabs. Where the surrounding shingles have become brittle, we tell you, because a repair that breaks the shingles around it is not a repair.

On tile roofs, a cracked tile is usually a symptom. Tiles break under foot traffic from satellite or AC technicians, and water getting past the tile then depends entirely on the underlayment. We replace broken tile and check what is beneath it.

On metal roofs, the fasteners are the weak point. The rubber washers under exposed screws wear out, and replacing or sealing those fasteners fixes most metal roof leaks.

Repair or replace

If a repair is the honest answer, you get a repair. If the roof has worn out across its whole surface, a patch only postpones the next leak, and we will show you photographs of why. Florida’s 2022 change means roofs built to the 2007 code or later can now take larger repairs without triggering a full replacement.

Common questions

Can you stop an active leak today?

In most cases we can get a tarp on the same day and come back for the permanent repair once the roof is dry and the source is traced.

Is a repair worth it on an older roof?

Sometimes. If the leak is from a single failed boot or flashing, yes. If the shingles are brittle everywhere, the repair may cause more damage than it fixes, and we will say so before starting.

Is storm damage handled differently?

The repair work is the same, but the order matters for insurance. See our storm damage page before you authorize permanent repairs.
