Standing seam and exposed fastener panels

Standing seam metal has raised seams that lock panels together, with the fasteners hidden beneath. There are no exposed screws through the roof surface, so there are far fewer places for water to get in. It is the premium residential metal roof.

Exposed fastener panels, including the 5V crimp panels common on older Florida homes and outbuildings, are screwed through the face. They cost less. The trade-off is maintenance: the rubber washers under those screws wear out and need attention over the life of the roof.

Stone-coated steel is pressed into the shape of shingle, shake or tile and finished with granules. It suits homeowners who want metal’s lifespan with a more traditional look.

Near the water

Salt air corrodes steel. For homes close to the coast or right on a lake, the metal and its coating need to suit that exposure, and aluminum is sometimes the better choice.

Dissimilar metals are a problem in any location. Copper touching steel, or the wrong fasteners in a panel, sets up corrosion at the point of contact. The flashings, fasteners and panels on a metal roof should be compatible with each other.

Heat and rain

Metal reflects a large share of the sun’s heat, especially in lighter colors and with reflective coatings, which helps keep attic temperatures down.

Rain noise is the question we get most. Over a solid deck with underlayment, a metal roof on a house is not much louder than shingle. The loud metal roofs people remember are usually panels on open framing in a barn.

Long spans and outbuildings

Metal handles long, simple spans well, which is why it is the usual answer for barns, workshops, carports and pole buildings. We can quote a house and its outbuildings together.

Common questions

Does a metal roof attract lightning?

No. Metal does not make a strike more likely. If lightning does hit, a metal roof will not catch fire the way combustible materials can.

Can metal go over my existing shingles?

We tear off to the deck so rotten wood can be replaced and the deck re-nailed to current code before the new roof goes on.

Is metal worth the higher cost?

It depends on how long you plan to stay. Metal outlasts shingle by a wide margin, so the longer you own the home, the better the numbers look. For a short stay, shingle is often the sensible choice.
