Roof Inspection in Central Florida
Free diagnostic, pre-purchase, maintenance and post-storm roof inspections with photographs and a written finding.
What we look at
On the roof: the condition of the covering, granule loss on shingles, cracked or slipped tile, loose fasteners on metal, the state of pipe boots and vents, flashing at walls and chimneys, valleys, and the edges where wind damage starts.
In the attic: daylight showing through the deck, water staining on the underside of the sheathing and rafters, damp insulation, and whether the attic is ventilating. Many problems are easier to see from underneath than from on top.
Around the house: gutters, fascia and soffit, where rot at the roof edge usually shows first.
What you get
Photographs of what we found, including the parts of the roof you cannot see from the ground, and a plain written finding. If the roof is sound, that is the finding. If it needs a repair, we say what and where. If it needs replacing, we show you why.
Inspections and your insurance
Roof age drives a lot of Florida homeowners insurance decisions. Under a 2022 change in state law, insurers cannot refuse to write or renew a homeowners policy based only on the age of a roof that is less than fifteen years old. Once a roof is fifteen or older, insurers can require an inspection, and the result affects whether they will cover it.
Knowing the condition of your roof before that inspection happens gives you time to act on your own schedule instead of your insurer’s.
Buying a home
A general home inspection looks at the roof, but often from the ground or a ladder. If the house you are buying has an older roof, a leak history or a tile roof, a roofing contractor’s inspection can tell you what the roof needs and roughly how soon, before you close.
After a storm
Wind can break the seal on shingles and let them settle back flat, so damage is not always visible from the yard. A post-storm inspection finds that damage while it is still within your insurer’s reporting window.

Common questions
Is the inspection really free?
Yes. There is no charge and no obligation, and if the roof is fine we will tell you.
How often should I have my roof inspected?
Every couple of years for a younger roof, yearly once it is older, and after any major storm.
Do I need to be there?
It helps if we can get into the attic, and it is useful to walk you through the photographs. If you cannot be home, we can send the photos and findings to you.
